The Experience

A corner unit in Orange Beach where the balcony never runs out.

Most gulf-front condos give you one wall of view. This one turns the corner, and the water goes with you.

You carry your coffee out on one side in the morning and finish the day on the other, and the Gulf is on both. Inside, the glass runs the length of the living room, so the water is in the room whether the doors are open or not. Three bedrooms, two baths, and a kitchen with granite counters, a full-size range and a dishwasher, because a week of takeout gets old on day three.

Downstairs there are two pools, hot tubs, a sauna and a pirate splash pad for the kids. Out the back, a private walkover crosses the dune and puts you on the sand in under a minute. You never cross a road, and you never look for parking.

The whole interior is being refreshed right now — new furnishings throughout, a new palette, styled room by room by a designer who works this stretch of coast. It wraps in early November, which is why the first night you can book is November 8. If you come this winter, the place you walk into will be days old.

One thing we would rather tell you now than have you find out at check-in. The building is in the middle of a large exterior and window project that runs into May 2027, so there is weekday work going on elsewhere on the property, and in winter the ground-level pool and splash pad are partly closed for overhead protection. Our unit finishes first, and we do not open a single night until it is done. The earliest date you can book is November 8, 2026.

The Corner Balcony

The balcony wraps the corner of the building. Out front, off the living and dining rooms, it is the Gulf: water, dune and the walkover. Follow the rail around the corner and a second balcony looks north over the parking deck.

A Private Walkover

A boardwalk over the dune puts you on the sand in under a minute. You do not cross a road, you do not look for parking, and you do not carry a cooler more than a block.

A Kitchen You Will Use

Granite counters, a full-size range, a dishwasher, and a full-size refrigerator with an icemaker. Six sit at the table and four more at the bar, so everybody eats at the same time.

Two Pools and a Splash Pad

Two pools, hot tubs, a sauna, and a pirate splash pad, all downstairs in the building. On the days the surf is rough, that is the whole afternoon handled.

Three Real Bedrooms

A king, two queens in one room, and a queen in another. Eight people sleep in a real bed behind a real door. Nobody draws the short straw and takes the sofa.

We are Gene and Jennifer. We kept coming back to Orange Beach, kept hating the drive home, and eventually did something about it. This is our place, not a unit in somebody's rental pool.

We run it ourselves, which mostly means that when you write, one of us writes back. If a light is out or the ice maker is sulking, you are not opening a ticket with a management company. You are texting the people who own the condo, and we would rather hear about it while you are there than read about it in a review afterward.

Is my payment secure?

Yes. Checkout runs through OwnerRez on an encrypted payment platform. Your card details go straight to the processor. We never see them and we never store them.

Why book direct?

We charge a lower booking fee than the big platforms, and what you pay stays between you and the two people who own the place. You also get a direct line to us. When you write, Gene or Jennifer answers, not a call center.

Are taxes and fees included in the total?

Yes. The total you see includes the cleaning fee and all applicable lodging taxes: 4% Alabama, 2% Baldwin County, and 10% City of Orange Beach, calculated on a base that already includes the cleaning fee. There are no surprise charges at the end.

What is the cancellation policy?

The exact terms are shown at checkout before you pay, and that is the version we hold ourselves to. We are still finalizing the written policy for direct bookings, so we would rather point you at the checkout screen than quote you a refund window here that we might change.

Is there a damage deposit?

Whatever applies to your stay is spelled out at checkout, alongside the rental agreement you sign. We are still settling on which damage product we use, so we are not going to put a dollar figure here that we might have to walk back. Ask us and we will tell you exactly where it stands.

When is my card charged?

The charge schedule is confirmed at checkout before you enter a card, so you will see it in writing before anything is billed. If you would rather hear it in plain English first, write to us and we will walk you through it.

Should we get travel insurance?

It is worth pricing out, particularly for a beach trip booked months ahead in a part of the country that has a hurricane season. We do not sell it and we are not paid if you buy it. Whether it is right for your trip is your call.

Can we bring a pet? Is smoking allowed?

No pets, and no smoking anywhere in the unit or on the balcony. We are strict about both, and it is the one house rule we do not make exceptions on.
